021 Am I allowed to install a digital lock on my HDB door?

Yes — HDB flat owners can fit a digital lock to their main door, including a fire-rated one. The widely repeated belief that fire-rated HDB doors cannot take a digital lock is simply not correct, and it stops a lot of homeowners from an upgrade they are entitled to make.

The condition attached to it is the part worth understanding. A fire-rated door is a safety component, and the governing principle is that any modification to it — including cutting a pocket for a lock — must not compromise the door's integrity.

In Singapore, that integrity is assessed at system level: the door and the lock are meant to have been tested together as a complete assembly against Singapore Standard SS 332, and certified on that basis by an accredited certification body. A lock marketed as "fire-rated" on its own does not automatically make your particular door compliant; it is the certified combination that counts.

So the practical question is never "am I allowed", it is "can this supplier show me that this lock has been tested with this door". Ask exactly that, and ask for the supporting certification documents in writing.

If anything about your specific flat or door is unusual, confirm directly with HDB or an HDB-licensed renovation contractor rather than relying on a retailer's assurance alone. 022 Do I need an HDB permit to install a digital lock?

Generally no — HDB does not usually treat simply changing the lock on an existing door as work that needs a permit, because you are not altering the structure of the flat. Most homeowners install a digital lock on their existing main door without any application at all.

Where it gets less clear is everything adjacent to the lock. Replacing the door leaf or frame, enlarging or relocating an opening, installing a new metal gate, or any work touching walls and structural elements does fall under HDB's renovation requirements, and that kind of work normally has to be carried out by an HDB-licensed renovation contractor with the appropriate approval.

So if you were to change the door, you will be required to fill up a formby HDB and we will be doing the application on behalf. Because a lock upgrade and a door replacement often happen in the same renovation, it is easy to assume the whole job is exempt when part of it is not.

There is also a difference between "no permit needed" and "no rules apply". Fire-rated door requirements still apply whether or not a permit is involved, and your door must remain compliant afterwards.

The safest check takes ten minutes: describe your exact scope of works to your HDB branch office or your licensed contractor and ask them to confirm what needs approval. Keep their reply, so you are not relying on memory later.

023 What exactly is a fire-rated door, and why does HDB require one?

A fire-rated door is an engineered door assembly — leaf, frame, hinges, seals and locking hardware — designed and tested to hold back fire and smoke for a specified period. It is not just a thicker door.

The core material, the intumescent seals that expand when heated, the frame fixings and the ironmongery all contribute, which is why it is treated as a system, not a single product. Fire-rated main doors are required in many HDB blocks, but the requirement is condition-driven under the SCDF Fire Code, not a blanket rule for every flat.

It depends on the block's design — whether your unit opens onto an escape route or a narrow common corridor, or sits near a lift lobby. Some older flats are not required to have one.

Where it does apply, the logic is straightforward. Flats open onto a shared corridor that is also the escape route for that floor.

If a fire starts inside one unit, the main door keeps flames and smoke out of that corridor while neighbours evacuate and SCDF responds — and buys time for the household inside if the fire is outside. That is why a fire-rated door is safety equipment rather than a finish choice, and why cutting into it carelessly matters more than cutting into a bedroom door.

Because the rule varies from block to block, do not assume either way: confirm what applies to your block with HDB or an HDB-licensed contractor, and ask to see the door's certification documents.

024 How can I tell if my HDB main door is fire-rated?

Start by checking the door's edges. Certified fire doors normally carry a label, plaque or stamp — commonly on the hinge-side edge or the top edge — identifying the manufacturer, the rating and a certification reference.

A fire-rated leaf also feels noticeably dense and heavy compared with a hollow-core internal door, and often has a groove or strip along the edge for an intumescent seal (fire seal). A few other checks worth running:

  • Look through your BTO or resale handover documents and renovation records; the door specification is often listed there.
  • Ask your HDB branch office or an HDB-licensed contractor to confirm what was supplied for your block.
  • If you have replaced the door before, ask the supplier who installed it for the Certificate of Conformity or test documentation.

The honest caveat is that labels get painted over, sanded off during past renovations, or hidden by laminate, so the absence of a label does not by itself prove the door is not rated — and equally, a heavy door is not proof that it is. If you cannot find documentation, treat the door as unverified rather than guessing either way, and get it confirmed by HDB or a licensed contractor before you commit to cutting into it.

025 Can a digital lock be installed on a fire-rated door without voiding its rating?

Yes, provided the digital lock is one that has been tested and certified. That is the whole condition, and it is a meaningful one.

In practice it means several things need to line up. The specific lock model should have been tested with your specific door type against SS 332, and the certificate covering that assembly should have been issued by an SCDF-accredited certification body — that certificate, not a lab report alone, is what you ask the supplier to produce.

Usually supplier will be offered to hold onto the copy of the COC and not necessary all of them will have the lab report. The cut-out in the door must match the mortise dimensions covered by that testing — no oversized pocket, no extra holes drilled to make a stubborn fit work, no unspecified packing material.

And the certification documents need to be kept, because they are the only way you can later demonstrate the door still complies. The rating is voided not only by the presence of a non fire-rated digital lock, but also by an unverified modification.

If an installer cuts an existing certified door to suit a lock that has never been tested with it, the door may still look and feel solid, but nobody can any longer say what it will do in a fire — and that is the problem. 026 What does SS 332 certification mean, and why does it matter to me as a homeowner?

SS 332 is the Singapore Standard that sets out how fire rated doors are tested and what they must achieve to be considered fire-rated here. When a supplier says a door assembly is certified to SS 332, they are saying it was subjected to a controlled fire test at a testing laboratory, held up for the rated period, and was certified on that basis by an SCDF- or SAC-accredited certification body — which is the organisation whose certificate you should ask to see.

Why it matters to you is straightforward: it is the benchmark your main door is judged against, and it is the only objective basis anyone has for claiming your door is safe once a lock has been cut into it. Marketing language like "fire-rated lock" or "fire-resistant materials" is not a substitute.

SS 332 certification applies to the tested assembly — the door and its hardware together — not to a component considered in isolation. For a homeowner comparing suppliers, this is quietly one of the most useful filters available.

A supplier who deals routinely with fire-rated doors will know exactly which of their locks have been tested with which doors and will produce the paperwork without fuss. One who cannot will usually change the subject to features and price.

Ask for the SS 332 test or certification reference covering the assembly you are buying, and check the model numbers on it match what actually gets installed. If in doubt, verify with HDB or the certification body.

027 When buying a new Fire-Rated Door, Why does the door and lock need to be tested together as an assembly?

Because fire performance is not additive — you cannot certify a door, certify a lock, and assume the combination works. Under fire conditions the components interact, and the lock is the single largest intrusion into the door leaf.

Several things happen at once in a real fire. The leaf heats unevenly and starts to bow, trying to pull away from the frame; the latch or deadbolt and the strike plate are what hold it shut while that happens.

The metal lock body conducts heat into the core. The mortise pocket, spindle holes and cable routes are voids where the core material is no longer continuous, so they are the most likely path for smoke and hot gases.

Whether all of that still holds for the rated period can only be established by burning that particular combination and watching what fails first. In practice this has two consequences for you.

A certificate for the lock alone does not transfer to your door, however impressive it looks. And substituting any part of a tested assembly — a different lock, a different strike, a re-cut mortise — breaks the chain of evidence even if the parts individually seem equivalent.

So ask suppliers which specific door models their lock has been tested with, ask for the certificate issued by the accredited certification body covering that assembly rather than a lab report for the lock alone, and buy within that list rather than beside it.

028 What is a Certificate of Conformity (CoC), and should I ask for one?

A Certificate of Conformity is a document issued by a certification body confirming that a specific product — here, a fire-rated digital lock — conforms to the applicable standard. It ties a model and often a production batch to the testing behind it, which is what turns a verbal assurance into something verifiable.

Yes, you should ask for one, and you should keep it. You can also check it rather than take it on trust: SCDF-accredited certification bodies each publish a searchable directory of the products they have certified, so ask your supplier which certification body issued the certificate and look the product up in that body's directory.

Beyond compliance, it is genuinely useful paperwork: helpful at resale, helpful if an insurer or inspector ever asks, and helpful if you later want to change your lock and need to know what your door actually is. The caveat is that a certificate only covers what it says it covers.

Check the model, the scope, the issuing body and the validity dates, and check that the door physically installed in your flat matches. A CoC for a similar product from the same supplier is not evidence about yours.

At handover, ask for the CoC and any related test documentation in writing — a PDF is fine — and file it with your renovation records.

029 How much drilling is involved, and can it damage my fire-rated door's core?

A typical digital lock installation involves cutting a mortise pocket into the door edge for the lock body, plus through-holes for the spindle, wiring and fixing bolts between the front and back panels. It is a real amount of material removed, not a couple of screw holes — and yes, done badly it can damage the core.

Fire-rated doors work because of what is inside them. The core is a dense, engineered material that resists heat transfer and holds the leaf together as it distorts.

A pocket cut oversized, off-centre, at the wrong depth, or opened up on site to force an ill-fitting lock can breach that core and leave a route for smoke and hot gases through the thickness of the door. The same bad cut also tends to leave the lock poorly supported, so it works loose, sags and misaligns over time.

The important thing is that these cuts are effectively irreversible. You can fill and patch cosmetically, but you cannot restore certified performance by eye, and no one can re-test your individual door.

This is why factory-fitted mortises — buying the door and lock together from one supplier, with the pocket prepared under controlled conditions — are the safest route. If cutting must happen on site, ask what jig or template is used and who takes responsibility if it goes wrong.

030 What happens to my fire-door compliance if I later change to a different lock?

Compliance follows the tested combination, so swapping the lock can put your door outside the evidence that supported it. The door does not become unsafe the moment a new lock goes on, but you may no longer be able to demonstrate that the assembly meets SS 332 — and demonstrating it is the point.

How much of a problem this is depends on the swap. If the replacement lock also does comes with FIre-Rating Coc,, you are likely in a reasonable position.

If the new lock is not tested for fire-rating or if the new lock is fire-rated with CoC but after installation, hole pocket is visible from the outside or inside, you ought to changed to a proper one to be complied with regulation. This is worth thinking about at the first purchase, not the second.

Choosing a lock from a supplier with a broad tested range gives you more upgrade options later without re-cutting. Practical rule: before buying any replacement lock, photograph your door edge and measure the existing mortise, send both to the retailer, and ask them to confirm the new lock fits within the existing cut-out and is covered by testing with your door.

031 Can I install a digital lock on a BTO door that HDB already provided?

Yes — fitting a digital lock to the main door supplied with your BTO flat is one of the most common renovations in Singapore, and there is nothing about an HDB-provided door that rules it out. The same principle applies as with any fire-rated door: the modification must not compromise the door's integrity, and ideally the lock you choose has been tested with that door type as an assembly.

The practical advantage here is that HDB-supplied main doors are of known, standardised types, so established retailers who work with BTO owners every week usually know which of their locks have test evidence covering them. That is a much easier conversation than a one-off door of unknown origin.

Two things to watch. First, the door supplied is not identical across every project and generation, so confirm rather than assume.

Second, many owners decide to replace the HDB door anyway — for appearance, thickness or a matching gate — and that is a larger job with its own HDB requirements and licensed-contractor involvement. The useful step: photograph the hinge-side edge of your door, including any label, note your flat type, and send both to the retailer before ordering.

Ask them to confirm test coverage for that door with the lock you want, and verify with HDB if anything looks unusual. Next, remember to ALWAYS install fire-rated components if your existing door is also fire-rated.

032 My BTO door is thinner/thicker than standard — will a digital lock still fit?

Probably, but it needs to be measured rather than assumed — and the measurement should happen before you pay a deposit, not on installation day. Door thickness affects more than whether the lock sits flush.

It determines the spindle length connecting the inside and outside panels, the length of the connecting bolts, and how much cable slack is needed. Too thin and the panels do not clamp properly, installation of mortise will be tough, if installation were still to take place, there's a possibility the door may crack;; too thick and the spindle cannot engage, so the handle feels vague or the motor strains.

Manufacturers publish a supported thickness range for each model, and some offer extension or adaptation kits that widen it. If your door falls outside every supported range, the honest options are a different lock model, a manufacturer-supplied adapter where one exists, or replacing the door.

What you should not accept is an installer packing out a fire-rated door with unspecified material to make a lock fit — that is an uncontrolled modification to a certified assembly. Measure the leaf itself at the door edge, not including the frame or architrave, using a ruler or tape at the lock height.

033 What door thickness range do most digital locks support?

Most residential digital locks sold in Singapore are designed around a fairly narrow band of door thicknesses, because typical HDB and condo main doors cluster closely together. Manufacturers state the supported range on the spec sheet, and it usually spans a few tens of millimetres somewhere between roughly 40mm and 60mm — but the exact figures vary genuinely by brand and model, so treat any general number, including that one, as an orientation rather than a specification.

A few nuances are worth knowing. Mortise-type locks tend to be more sensitive to thickness than rim-mounted ones.

Gate locks work to a different and usually much thinner range, because a metal gate stile is nothing like a timber leaf. And thickness is not the only dimension that matters: the width of the stile — the vertical section of door the lock sits in — can rule out a large push-pull body even when thickness is fine.

Backset, the distance from the door edge to the spindle centre, matters too. Rather than relying on a rule of thumb, ask the retailer to show you the line in the spec sheet labelled "applicable door thickness" for the specific model you are considering, and confirm your measured leaf sits comfortably inside it rather than at the very edge of the range.

034 Can I install a digital lock on a laminate or solid timber door that isn't fire-rated?

Yes, and it is usually a simpler job, because there is no certification chain to preserve. Without a fire rating in play, the questions become purely mechanical: is the leaf thick enough, is the stile wide enough, is the door solid where the lock goes, and is the frame and strike sound enough to take the load.

The main thing to check is what is behind the surface. Solid timber and solid-core laminate doors are generally fine.

Hollow-core doors — common for bedrooms and store rooms — have only a narrow timber lock block inside an otherwise empty leaf; if the lock position misses that block, there is nothing to hold it, and a heavy push-pull body will eventually work loose. Laminate and veneer surfaces also chip easily if cut without proper tooling, so finish quality depends on the installer.

One point specific to HDB: whether a main door needs to be fire-rated is condition-driven rather than universal, as covered in previous learning questionaire. If you are not sure what applies to your block, clarify it with HDB or an HDB-licensed contractor before you commit, so you know which set of rules your installation falls under.

Internal doors are a different matter entirely. Quick check you can do yourself: knock along the door near the lock height. A hollow sound means to tell AN Digital Lock team, so we can recommend a lighter model or advise a door change.

035 Can a digital lock be fitted to an HDB mild steel gate, and what's different about gate locks?

Yes — metal gates are the most common application for digital gate locks in Singapore, and gate locks are a distinct product category rather than a door lock in a different housing. The differences start with mounting.

Gate locks are typically surface- or rim-mounted onto the gate stile rather than mortised into it, because a metal stile is far too narrow to pocket out. Fixing is by drilling and tapping, through-bolting, or welding a mounting plate, which means the paint finish will be disturbed and needs making good afterwards.

The lock body itself is slimmer to suit the stile width. The environment is the other big difference.

A gate lives in a common corridor exposed to humidity, driven rain and sun, so gate locks are built for that and usually carry a simpler feature set than a main door lock. Temperature swings can also affect battery performance.

Alignment matters more too — a gate that has dropped on its hinges will fight the latch. There is also a coordination point: the gate lock and the main door lock must not foul each other when both are open.

Ask your supplier two things before committing: whether mounting is by welding or bolting on your gate type, and who is responsible for touching up the paint finish afterwards.

036 Will a digital gate lock work on a wrought iron or aluminium gate?

Definitely yes. Digital lock can work on any metal gate provided there is sufficient space to install the lock on.

This includes Mild Steel Gate, Wrought Iron Gate, Aluminium or Stainless Steel Gate. Wrought iron and mild steel are structurally similar for this purpose: solid enough to hold fixings, weldable if a mounting plate is needed, and rigid enough that the lock stays aligned.

The complications are cosmetic and decorative rather than structural. Aluminium is the more variable case.

It is softer and usually formed as a hollow extrusion with thin walls, so self-tapping screws may not hold under repeated use and conventional welding is generally not an option. Where it can be done, it typically needs through-bolting with a backing plate inside or behind the profile to spread the load.

Some slim modern aluminium gates simply do not have enough material to take a motorised lock reliably. The assessment is visual, so make it easy, send photos to AN Digital Lock of the lock stile from the front, from the edge, and around any existing lock or handle, plus a measurement of the stile width and the gap between gate and frame. 037 Can I put a digital lock on a glass door or an aluminium bifold door?

Glass doors, often yes — with a purpose-made glass door lock. Glass door locks are their own category, designed either to clamp onto a frameless toughened glass leaf or to fit a framed glass door.

The critical constraint is that toughened glass cannot be drilled or cut after tempering; any hole or patch cut-out has to exist already, made before the glass was toughened. So if your existing frameless panel has no cut-out and no suitable patch fitting, the realistic path is replacing the panel rather than modifying it — which is a cost worth knowing up front.

Framed glass doors with an aluminium or timber stile are generally easier, since the lock fixes to the frame. Aluminium bifolds are a harder problem.

The stiles are narrow and hollow, the panels fold and stack rather than swinging on a single fixed leaf, and the locking point is often a multi-point mechanism integrated into the system. Fitting a standard digital lock rarely ends well.

If the bifold is a secondary entrance, securing the room another way is often more sensible. Before ordering anything, photograph the door closed and open, check whether an existing lock cut-out is present, and ask any AN Digital Lock consultant to confirm what type of fitting your panel accepts. Usually for glass thickness, 10-12mm glass thickness will be suitable.

038 Are there condo or MCST rules I need to check before installing?

Yes, and this is the step condo owners most often skip. Private developments are governed by the MCST's by-laws and usually a renovation guideline document, and many require a renovation application, a contractor's details and a refundable deposit even for small works.

The restrictions that commonly catch people out relate to appearance and common property. Many MCSTs regulate anything visible from the common corridor — the main door's colour and finish, adding or changing a gate, even the style of hardware — because it affects the look of the shared area.

Some treat the main door itself as part of the building fabric and restrict replacement. Permitted working hours and noisy-works days are almost always specified, which affects drilling.

Fire-rated door requirements apply in private developments too, through SCDF requirements rather than HDB's, so the same principle of not compromising the door's integrity stands. Landed owners have far more freedom, though structural changes still fall under BCA and URA requirements.

The clean way to handle it: email your managing agent before you order, describing exactly what you plan to install, and ask specifically whether a digital lock counts as renovation work requiring approval. Keep the written reply — it protects you if a different managing agent asks about it later.

039 What if my door opens outward or is left-handed — does handing matter?

Yes, handing matters — it determines which way the latch faces, which way the handle or lever is oriented, and on push-pull models which side you push and which you pull. Get it wrong and the lock either will not latch or works in a way that feels backwards every single day.

The good news is that all the current digital locks from AN Digital Lock are field-reversible: the installer can flip the latch and reconfigure the handle orientation on site, so handing becomes a setup step rather than a purchasing decision. Not all models are, though, and some require a specific left- or right-handed version to be ordered, which matters if stock is limited.

Outward-opening doors bring one extra consideration. When a door opens away from you, the hinge knuckles sit on the outside, so hinge security and the strike arrangement in the frame deserve a look alongside the lock itself.

Metal gates almost always open outward, which is normal for gate locks. In general, there isn’t an issue when it comes to standard (door opening inwards and gate opening outwards) for Singapore households.

040 What do I do if my current door is too damaged or warped to take a digital lock?

Fix or replace the door first — fitting a digital lock to a warped, swollen or delaminated leaf almost always ends in complaints that get blamed on the lock. A door that does not sit square makes the latch bind, forces motorised bolts to work against friction, drains batteries far faster than normal, and produces intermittent failures that are miserable to diagnose.

How far you need to go depends on the damage. Minor problems are often adjustable: hinges that have loosened, a leaf that has dropped slightly, a worn or misaligned strike plate.

Moderate swelling at the base, common where floors get washed, can sometimes be addressed. But a genuinely warped, water-damaged or delaminated fire-rated leaf is a different matter — its certified performance cannot be restored by repair, and no one can re-test your individual door.

Replacement is the honest answer, not a patch. Replacing the door and lock together has a practical upside beyond compliance: the mortise can be factory-fitted under controlled conditions, and you have one supplier accountable for the whole assembly rather than two blaming each other.
